Adding Lots to a Development

Using Quick Add

  1. Click the link for the appropriate development.

  2. Go to the Lots tab.

  3. Set the Add Type to Quick Add.

  4. Click Add (Add Button).

Field

Description

Lot

The Lot Number

Template

Templates allow you to record information about the templates you build, and the specifications that belong to each template. The specifications in turn determine which cost heads are used on lots of that template.

Sellable

Whether this lot is a sellable lot. Non-sellable lots are hidden from the House Sales module and excluded from the number of lots (if this is calculated automatically). Examples of non-sellable lots would be roads and sewers, or the structure of a block of flats

Sales Class

The sales classification, for example 'Housing Association', 'Private', and so on.

Build Sequence

The lots build sequence. A number that is either the actual build sequence, or a sorting sequence for reports and on-screen displays. The build sequences on different lots do not need to be unique. For example, on a development of flats, you could give all the flats in one block one sequence number, and all the flats in another block a different sequence.

Handling

The handing of the lot (whether the lot is As Drawing or Opposite Drawing).

  1. Click Save (Save Icon).

  1. Set the Add Type to Standard Add.

  2. Click Add (Add Button).

Lot

The lot number. Maximum Length: 4 characters

Template

The template.

Unlabelled field

The name of the template.

Sellable

Whether this lot is a sellable lot.

Sales Class

The sales classification, for example 'Housing Association', 'Private', and so on.

Build Sequence

The lot build sequence.

Address

The address of the lot.

Postcode

The postcode for the lot.

Garage/Parking

The type of garage this lot has.

Construction Method

The construction type.

Program

The code for the construction program.

Handing

The handing of the lot (whether the lot is As Drawing or Opposite Drawing).

Guarantee Scheme

This contains details of the warranty scheme given with the lot, for example details of the NHBC scheme.

Certificate Number

The certificate number for the guarantee scheme.

Date Registered

The date on which the guarantee scheme was registered.

Scheme Start Date

The start date for the guarantee scheme.

Expires

The date the guarantee scheme expires.

Our Warranty Expires

The warranty expiration date.

Sales Schemes Not Allowed

Enter a can-do list of the sales schemes that cannot be used on this lot. Note for a scheme to be valid for a lot it must not be disallowed at either development or lot level.

Management Company

Details of the management company.

Office

Details of the management company office.

Contact

Details of the contact at the management company.

Gross Area

The measurement for the whole lot.

Garden Area

The measurement of the garden.

Floor Area

The measurement of the Floor Area in the house or flat.

Frontage

The width of the house or flat.

Notional Area

The notional area of the lot. This can be used in the VAP budget apportionment calculation.

Show Home

Is this lot a show home?

Show On Release List

Indicates whether this lot should be included in the release list. Note the lot still has to be released for it to be shown.

Pre-release Reservations

Select if prerelease reservations are allowed on this lot.

Reservation Deposit

The default reservation deposit amount for prerelease reservations.

Budget Price

The budget price for the lot.

Original Appraisal Price

The original appraisal price given for this lot.

Minimum Price

The minimum price for which this lot can be sold.

Floor Level

If the lot is a flat, the floor level that it's on.

Staircase

The staircase reference associated with this property.

Expected Build

The date on which the construction is expected to finish.

Tenure

Whether Leasehold or Freehold.

Lease Expires

If the tenure is leasehold, when does it expire?

Ground Rent

The annual ground rent charge.

Service Charge

The annual service/maintenance charge.

Council Tax Band

The council tax band and annual council tax charge for the property.

Unlabelled field

The estimated annual council tax charge.

SAP

SAP rating: This is one of the government's recommended methods for the energy rating of dwellings. It is a value of 0 to 120 and is based on the annual energy costs for space and water heating.

Carbon Index

Carbon Index: This is one of the government's recommended methods for the energy rating of dwellings. It is a value on a scale of 0.0 to 10.0 and is based on the annual CO2 emissions associated with space and water heating.

  1. Click Save (Save Icon).
