Creating a Development

Development Maintenance Browse

Click Add.

Enter the Contract code.

Note: A development is linked to a contract. If the contract record does not exist, you cannot add a development. If you have permission to create contracts, an Add Contract button allows you to add the contract first.

Details Tab

The Development Maintenance - Details tab allows you to maintain key details relating to the development, such as the name, areas, number of plots and sales classification.

Field

Description

Contract

The contract (and phase, if appropriate).

Development Name

The name of the development. Even though the contract has a contract name, the development name can be different if required.

Land Name

The original name of the land before it was purchased by the house builder.

Gross Area

The gross area of the development

Net Area

The net area of the development.

Area Unit of Measure

The unit of measure for the area of this development.

Number of Plots

The number of plots in this development. This can be system generated or manually entered based on parameter settings

Number of HA Plots

The number of Housing Association units on the development. This can be system generated or manually entered based on parameter settings

Classification

The development classification code.

Development classifications are set up using House Sales > Plot Sales > Setup > Development Classification.

Sales Status

The sales status of the development (that is, whether the development is inactive, active or complete).

Development Status

The development status code.

Use Replan Workbench

Select this option so the adding of plots, deleting of plots and changes to a plot's house type must be done through the VAP > Development Maintenance > Replan Workbench

Sales Tab

The Development Maintenance - Sales tab allows you to maintain the sales information for the site. Most of this information is for printing on the availability list.

The postcode of the sales office.

Address

The address of the sales office.

Telephone

The sales office telephone number.

OS Easting

Geographical Easting Number Maximum Length: 6 characters

Latitude

The geographical latitude of the development.

OS Northing

Geographical Northing Number Maximum Length: 6 characters

Longitude

The geographical longitude of the development.

Fax

The sales office fax number.

Sales Manager

The sales manager for this site.

Telephone

The sales manager telephone number.

Sales Representative

The sales rep for this site.

Telephone

The sales rep’s telephone number.

Site Agent

The site agent for this site.

Telephone

The site agent telephone number.

Email Address

The email address of the sales office.

Development URL

Development URL.

Production Email Address

An additional contact email address for the development that can be used on workflows.

Housing Association Contact Email

A contact email address for the housing association associated with the development.

Sales Office Open

The sales office opening hours.

Development Opens

The date development opens.

First Price Release

The date of first price releases for this site.

Price Range

Price Range

Provisional Reservation

Are provisional reservations allowed (Y or N)? This setting is the default for new plots.

Provisional Reservation Deposit

If provisional reservations are allowed, what is the reservation deposit? This setting is the default for new plots.

Sales Schemes Not Allowed

Enter a can-do list of the sales schemes that cannot be used on this development.

Conveyancer

The conveyancer's code.

Availability Form

The availability list form to use on this development.

Default Solicitor

The default solicitor company name.

Office

The default solicitor company office name.

Contact

The name of the contact at the solicitor company.

Management Company

The management company name.

Office

The management company office name.

Contact

The name of the contact at the management company.

Year End

The year end for the management company on this development; this is used for pro-rating management charges.

Information Tab

The Development Maintenance - Information tab lets you maintain information about the development. This is shown on the Sales Information screen for the development.
